Built in 1924, our Farmhouse is "old Virginia" as it used to be. With four bedrooms, a lovely front porch and sweeping side deck, the house is quietly perfect for families or as your wedding weekend headquarters!

Less than an hour south of Charlottesville you'll cross our little bridge over Possum Trot Creek and meander up the drive past the privet hedge ...
At that precise moment you've left the world behind to enter old Virginia the way it used to be ~ and still is ~ in Roseland.

Possum Trot boasts a modern Lodge built for celebration with a kitchen designed for chefs, gardens laid out to say "I Do", bedrooms appointed for sleeping in late and a Great Room with massive floor-to-ceiling stone fireplace, a large-screen tv and built-in bar. French doors lead out to our Sun Room, which seats up to 76 at our hand-hewn farm tables ... no need for a tent!
A lot of frivolity, conversing and snuggling goes on here, not to mention all kinds of celebration.
Lovingly built and restored by Carole and John Stratton, Possum Trot is available for families and friends to bask in each other's company over a short winter weekend or throughout a lingering summer. With a creek for skipping stones and school, the four seasons are immensely enjoyable here year 'round.
Within yards of the Lodge lies the original Stratton Farmhouse. Built in 1924, the four-bedroom house holds yet another Great Room, a deck made for entertaining, a formal Dining Room for intimate family dinners and the front porch where generations of folks have enjoyed sultry summer evenings and catching the morning sun.

Sometimes you'll be tempted to just stay put all day. That is, until Hickory Ridge or another local band arrives ... they've been heard many a night laying down sweet bluegrass tunes out on the deck as guests dance the night away.

In total the property can sleep 22 in beds and unlimited numbers who'd like to glamp outdoors. There's a decades-old bonfire ring, sledding hills to enjoy a fresh-fallen snow, horseshoe pits and cornhole along with plenty of places on the grounds to explore and curl up with a book (or someone you love).

Rent the entire property with two houses and gardens for your wedding, reunion, family gathering, retreat or whatever event! We're flexible. OR, choose either the Lodge or the Farmhouse ... the possibilities are virtually endless. Merely by asking we can serve breakfast or help plan your wedding and reception.

And if you've got little ones, Montebello Fish Hatchery pond guarantees a catch within minutes! The drive to Crabtree along Rte. 56 is SO worth the trip!)
